Renovations, ...refers to all repair, renovation, and modernization work performed on the electrical and plumbing systems, interior layout, or exterior facade of an existing building. It presents a different set of challenges compared to building from scratch: the work takes place not on an empty lot, but inside a building that is already standing, where many details are not immediately visible.
For this reason, there is more uncertainty in renovation projects than in new construction. Plumbing encountered when a wall is opened, a floor that differs from what was expected, or a previous modification not shown in the records can alter the scope of the project from the very first day. This is why, at İmerek Yapı, we begin renovation projects with a site survey and clarify the scope in writing.
The most common issues we encounter in villas in Çeşme and Alaçatı that have been used as summer homes for years are similar: plumbing that has reached the end of its useful life, exterior facades worn down by moisture and the salty air, and interior layouts that no longer meet today’s needs.

Why Are Wet Areas and Waterproofing a Separate Section?
The aspect of a renovation that causes the most problems later on isn’t the visible surfaces, but the insulation beneath them. When floor insulation is overlooked during a bathroom or kitchen renovation, the problem usually doesn’t surface right away—it appears one or two seasons later as moisture stains on the ceiling of the floor below. At that point, the solution isn’t a minor repair—it requires removing the newly installed flooring.
For this reason, we treat waterproofing as a separate line item in wet area renovations. Our approach to waterproofing Waterproofing in Buildings We explained this in detail in our article.
How Do We Manage the Process?
Whether the outcome of a renovation project meets expectations depends largely on what is discussed at the outset. We inspect the property on-site, clarify the scope and sequence of work together, and then get started. Why it’s important to proceed in the correct order Where Do You Start When Renovating a Villa? In our article, we’ll discuss what we kept in mind while renovating an old villa, and What Should You Keep in Mind When Renovating an Old Villa? We discussed this in our article.

Technical Standards Followed During Renovations
For exterior wall cladding and insulation work carried out as part of renovations, the minimum insulation thicknesses specified in the TS 825 Standard on Thermal Insulation in Buildings shall be followed. Waterproofing for wet areas and foundation/perimeter wall renovations is performed in accordance with the Building Waterproofing Regulation, which entered into force in 2018, and the TS 11758-2 application standard. For renovations that require reinforcement of the structural system or the addition of extra loads (such as roof raising or combining spaces), the reinforcement principles outlined in the Turkish Building Seismic Code (TBDY 2018) are followed.
Additional Considerations for Stone Building Renovations
In the stone villa renovations we frequently encounter in Çeşme and Alaçatı, bringing the structural system into compliance with current earthquake codes while preserving the region’s unique natural stone facade texture requires specialized expertise. Our approach to this matter and an example of a project we’ve completed Alaçatı Stone Villa Renovation and Restoration We've shared the details on our page.
